How to Build a Strong Rental Application in a Competitive Market
What property managers actually look for and how to stand out

In a competitive market, being qualified isn't always enough. Here's what actually matters and how to put your best foot forward.
What Landlords Evaluate
The Big Three
- Can you pay? (Income and credit)
- Will you pay? (Rental history)
- Will you be a good tenant? (References, overall impression)
Secondary Factors
- Stability (job tenure, past addresses)
- Completeness of application
- Communication during the process
Income and Employment
Standard requirement: 2.5-3x monthly rent in gross income.
Documentation to Have Ready
Traditional employment:
- Recent pay stubs (2-4)
- Employment verification letter
Self-employment:
- Two years of tax returns
- Bank statements showing consistent deposits
Non-traditional income:
- Investment statements, benefit statements, court orders as applicable
Credit and Financial History
What Counts as "Good" Credit
- 700+: Strong
- 650-700: Acceptable
- 600-650: May require additional deposit or co-signer
- Below 600: Challenging but not impossible
If Your Credit Isn't Perfect
- Be upfront about issues
- Provide context
- Show improvement trajectory
- Offer mitigation (larger deposit, co-signer)
Rental History
What We Verify
- Did you pay on time?
- Did you break the lease?
- Any complaints or violations?
- Would previous landlord rent to you again?
First-Time Renters
- No history isn't bad history
- Provide alternative references
- Consider a co-signer
